Bridging Finance


Depending on the transaction shorter term funding may be the best option for you, and we specialise in both bridging and development finance.


Bridging is likely to be the most appropriate answer where speed is key, for example where buying at auction, or where the plan is to sell the property in the near future but you need to raise some funds against it.


It is also useful for uninhabitable properties or those in need of refurbishment, whether you plan to sell or refinance as an investment.

We would also suggest it as a solution for projects such as conversion or extensions where it is not a “ground-up” development.


Generally, bridging finance is unregulated and there are hundreds of lenders in the marketplace, with very different pricing and standards. It can be difficult identifying the right one, which is where we look to add value. We aim to match your situation with the right provider and can access everything from major institutions looking for straightforward deals to private funder prepared to look creatively at a very quirky or challenging scenarios.


Development Finance


Development finance comes into its own where it is a completely new build or a major conversion project involving significant structural works.


You will have a more in depth relationship with the lender than with bridging as you will work closely with them throughout the development as the build progresses. As such you need to partner with the right development lender. Pricing and terms are key factors but we also look to match you with a lender that we feel will be a good fit.


As with bridging there are a wide range of development finance lenders with different approaches and criteria, and our experience helps find the right option for you.
